According to the official new Turkish residence permit requirements form, for foreign nationals applying for a residence permit based on property ownership, the property must have a value of at least $200,000 USD at the date of purchase. The property must also be residential and used by the applicant as their place of residence.
Therefore, if you are planning to buy property for sale in Istanbul or another city in Turkey in 2026 with the goal of obtaining residency, the $200,000 threshold is an important figure to keep in mind. In addition, provided that you continuously live in Turkey with a property-based residence permit (Taşınmaz residence permit), after five years you may have the possibility of applying for Turkish citizenship.
What Happens If the Property Is Worth Less Than $200,000?
This is one of the issues that has caused a lot of confusion in Turkey’s real estate market. If a property is worth less than the minimum value required for the property-based residence permit route, buyers should not be promised that they will automatically receive a residence permit simply by purchasing that property.
Depending on their individual circumstances, a person may be able to apply for another type of residence permit, such as a tourist residence permit, but this is not the same as a residence permit based on property ownership (Taşınmaz residence permit).
